The Guaranty Building is an early 1900’s office building on historic Monument Circle in downtown Indianapolis, Indiana. As recently as early 1997, the Guaranty Building seemed destined for the wrecking ball. However, in mid - 1997, two tenants acquired majority ownership of the building, with plans to return it to its former splendor.
CEM was brought into the design team early in the renovation process to assess what impact asbestos containing materials (ACM) would have on the renovation project. CEM’s first contribution was to perform a comprehensive inspection for ACM. This inspection revealed a significant quantity of ACM pipe insulation throughout the structure.
CEM then reviewed the renovation plans
with the design team to assess what ACM would be impacted by the project. As it turned out, a great deal of ACM pipe insulation was located inside sealed plaster columns that would not be impacted by the renovation. As a result, CEM was able to eliminate from abatement a large portion of the identified ACM. This saved tens of thousands of dollars, without compromising the safety and health of workers and subsequent tenants.
CEM further contributed to this project by managing all aspects of asbestos removal. Asbestos removal activities were closely coordinated with the other contractors working in the building; floors were cleared of exposure and impacted asbestos, so other trades could mobilize to that floor immediately.
